About the Team
The Managing Broker is part of the Commercial Leasing and Construction Team which is a team of leaders, collaborators and decision makers that improve the value of ULI properties through negotiation of favorable lease terms, innovative space design and buildout, and maintaining long-term exceptional tenant relationships. Collaboration between Leasing and Construction teammates and with the Commercial Operations team is essential to an efficient and effective process for construction and tenant buildout projects, controlling costs and delivering Class A space while maintaining fiscally responsible budgets. This team is responsible for lease revenue generation for all ULI Properties, LLC (ULIP) and other non-residential properties managed by Urban Land Interests, LLC.


JOB SUMMARY 

  • Lead the internal brokerage group responsible for attracting new tenants to space that is currently or will become available in buildings owned by ULI affiliates and third-party owners.
  • Build and maintain strong relationships with existing tenants and look to anticipate their changing space needs.
  • Maintain market awareness of prospective tenants including relevant information on existing leases and future space needs.
  • Develop and maintain positive relationships with existing and prospective tenants and participate in relevant networking with the goal of uncovering new prospective tenants. This role is responsible for department performance reporting, revenue budgeting, and underwriting.
  • Collaborate with company leadership and provide input on the firm’s real estate practices and procedures to ensure compliance with State of WI rules and regulations. Maintain Wisconsin brokerage licenses and credentials.
  • Use market intelligence to develop strategic brand and portfolio marketing initiatives with the goal of strengthening ULI’s market position.
  • Help develop, strategize, and execute branding, marketing, government relations, and communication programs for Urban Land Interests and various affiliates, properties, and departments.
  • Collaborate on cross-departmental marketing with the goal of maintaining a consistent voice and standards across all departments. 
  • Help ULI maintain consistent brand management across our portfolio and develop effective marketing strategies that highlight all that differentiates us from our competitors.
  • Collaborate with the leadership team to ensure that we are meeting the demands of current and emerging demographics and market trends while maintaining and building on the reputation and relationships that define our market position.

ADDITIONAL FUNCTIONS & RESPONSIBILITIES 

  • Assist with construction and TI projects as needed with guidance and support from the Construction Team.
  • Function as a registered lobbyist with the City of Madison when needed to influence public policy that may affect the market position or value of the portfolio.
  • Function as a tenant rep or buyer rep agent for third party customers.
  • Represent the Management Company and Portfolio on public committees and within community organizations such as coordinated with the President and Operating Manager.
  • Partner with other downtown stakeholders (other property owners, tenants, event producers, elected officials, and City staff) to foster a vibrant and relevant Downtown community.
  • Assist with City of Madison application and public approval process for signage, minor alterations, changes to zoning use and other building owner or tenant needs as required.

EDUCATION/CERTIFICATION/LICENSURE 

  • Bachelor’s degree required, continued education preferred
  • Must Maintain a State of WI Brokerage License

EXPERIENCE 

  • 5-10 years’ experience in commercial real estate brokerage, leasing, and analysis/underwriting
  • 5-10 years’ experience directly managing people
  • 5-10 years’ experience of managing business units
